Banks are Mortgage Companies are very strict in today's market, making it very hard for people to buy houses. People who could qualify only a few years ago are told "NO" today. Time solves most issues but where are you going to live until then? Our Lease Option program lets you live in the house while giving you time to get your affairs in order. Our biggest advantage is that we don't give you deadlines. With our Lease Option Program you can live in the house for years (as long as you pay your monthly payments) with the ability to obtain seller financing and be able to pay the house off.
We offer homes for sale with Seller Financing and Lease Options. We require at least 10% down to buy a house from us with Seller Financing. Some buyers don't have the full 10% down payment to buy the house so we offer a Lease Option Program. Lease Options go by many slang terms such as Lease Purchase, Rent to Own, Lease to Own, and probably more. Our Lease Option Program is where you put some money up to buy an option on a particular house or property. When you buy an option on the house for sale, we then take the house off the market and you have locked in a purchase price by having an option to buy the house at the agreed upon price. Lease Options can range any length of time but our most common choice is three year options. That means the house is off the market and you have 3 years to buy it. We will also rent the property to you with a 3 year lease so that you can live in the house while you save the money to buy the house. As long as you pay your rent on time you can stay in the house. That gives you 3 years to save the money for a down payment. Remember that your option fee will be applied to the purchase price so you will only need the difference to come up with enough money to use our Seller Financing Program. You may be wondering what happens in 3 years if you are not able to put aside any additional money to be able to buy the house. Our goal is for people to be able to buy the house so we have method to help tenants become buyers. If you pay your rent on time for the 3 year lease you will have built a good credit history with us. Building that credit history with us by making payments on time for 3 years, we will waive any down payment requirement for you to switch to seller financing.
To sum it all up that means with our Lease Option program you can live in the house buy putting up some money to buy an option, you can rent the house for up to 3 years to save money to buy it quicker, or build a good credit history with us to buy the house with seller financing. Once you are on seller financing you pay the house off over time just like with a regular bank mortgage. Once the house is paid for you will own it free and clear. You are free at any time to go to a bank to get a mortgage to refinance the house with bank terms but you are not required to do so. That means you can buy a house with out involving a bank!
